APPLYING & ELIGIBILITY

We want applying to Frontera Shores to feel easy from the start. Every applicant aged 18 and older completes the same review, in line with our commitment as an Equal Housing Opportunity provider. Here's what you'll need to provide:

  • A completed rental application for each person over 18

  • Valid government-issued photo identification

  • Verifiable proof of income

  • A standard credit screening

  • A routine background and criminal history check

Verifying your identity is a simple part of applying to lease with us. We ask every applicant aged 18 and older to provide one valid, unexpired government-issued photo ID, and we're able to accept any of the following:

  • State-issued driver's license or identification card

  • U.S. passport or passport card

  • U.S. CIS Form I-551 permanent resident card (also known as a "Green Card")

  • Valid foreign passport

Once you apply, we work with a trusted third-party service to verify your income and employment, and depending on your situation, a bit of extra authorization might be needed to finish that step. Yes, we're glad to offer the option of adding a guarantor, also known as a co-signer, if you'd like extra support qualifying for a home here. This path works well for applicants with a strong rental history, even when the credit picture doesn't fully align on its own. 

Please consider that a guarantor holds the same legal responsibility as the resident if rent isn't paid, so to qualify, they'll need to:

  • Complete a rental application and pay the application fee

  • Pass our standard background check

  • Have a credit score of 700 or higher

That's perfectly fine, we'd love to have you as a resident at Frontera Shores. Since there isn't a rental history to review yet, we'll lean more heavily on your credit and income when making a decision, and conditional approval, sometimes alongside a qualified guarantor, is still very much possible.

SCREENING: CREDIT & BACKGROUND

When you apply to Frontera Shores, part of our review includes a consumer credit report, and we look well beyond a single score to understand your full financial picture. Specifically, we take into account:

  • Consistent payment history

  • Outstanding debt and collections activity

  • Bankruptcies or other public records

  • The number and type of accounts

This process follows the guidelines set by the Fair Credit Reporting Act (FCRA), and every applicant is reviewed under the same standard.

There's no set minimum credit score at Frontera Shores. A score is only one part of the story, so we take a closer look at your full credit profile before making a decision. Do keep in mind, though, that while the score alone won't lead to a decline, the overall screening results play a role in your approval terms. If your credit history doesn't quite line up with what we typically look for, here are two ways we can still work with you:

  • Adding a Guarantor (Co-signer): bringing on someone who takes joint financial responsibility for the lease alongside you, provided they meet our qualifying criteria.

  • Paying an Additional Security Deposit: in place of a guarantor, we may offer a larger deposit option, which is fully refundable at move-out.

An arrest alone is never part of a denial decision; only actual convictions factor in. If something in your screening report needs a closer look, we'll let you know and welcome any additional context you'd like to add.

Confirming your rental track record is part of our review process, so once you apply, our team reaches out to the landlords you've listed for a sense of how things went. We're paying attention to:

  • A consistent record of on-time payments

  • No outstanding debts to previous landlords

  • No history of evictions filed

  • No major lease violations

FEES, DEPOSITS & COSTS

We know the cost side of moving matters just as much as finding the right home, so here's a clear look at what to expect when applying and leasing at Frontera Shores.

  • Application Fee ($75 per applicant): Every person aged 18 or older who'll be listed on the lease covers this fee, which goes toward your credit and background screening reports. It's non-refundable.

  • Administrative Fee ($150 per home): This one-time fee is billed to the home itself rather than split between residents, and it's due once you're approved. It puts your new home on hold while our team draws up the lease, sets up your resident profile, and gets everything in order for move-in day. This fee is also non-refundable.

Security deposits at Frontera Shores come with more than one option, so you can choose whichever fits your situation best.

Paying a Traditional Deposit

  • Fully refundable, and kept on file for the length of your lease to cover anything beyond normal wear and tear

  • Standard approval sets the deposit at half of one month's rent

  • Conditional approval may raise that to one or two months' rent, depending on your screening results


Using Rhino as an Alternative

  • Frontera Shores partners with Rhino to give you a lower-cost path to meeting your deposit requirement

  • Instead of a full deposit upfront, you pay Rhino a smaller fee, either monthly or as a single payment

  • Do keep in mind, the amount you pay Rhino is an insurance premium, not a deposit, so it won't be refunded when you move out

LEASE TERMS & POLICIES

  • Standard: Most residents choose our 15-month lease.

  • Flexible: Beyond that, lease lengths generally run from 13 to 24 months, with availability and pricing that shift daily depending on your move-in date and how long you'd like to stay.

Absolutely! We're always glad to welcome your furry family members home to Frontera Shores. Each pet-friendly townhome can accommodate up to two pets, and while a few breed restrictions apply, our leasing team is happy to answer any questions specific to your pet. Here's what to expect on fees:

  • One-time pet fee: $350 per pet (non-refundable)

  • Monthly pet rent: $25 per pet

Have a service animal or ESA at home? These companions aren't considered pets under this policy, so they come with no fees or restrictions attached. Just get in touch with our team to complete the required accommodation paperwork.

Subletting and Short-Term Rentals

We're not able to offer this option. Since every resident completes the same screening before moving in, listing your home for short-term stays like Airbnb or handing it off to a subletter falls outside what our lease allows.

Adding a Roommate to Your Lease

We're glad to help you add someone to your lease partway through your term. Here's how it works:

  • Reach out first: a current leaseholder lets our team know, and we'll take it from there with you and your future roommate

  • Apply and screen: your roommate completes our standard application, covers the non-refundable application fee, and goes through the same credit, criminal, and rental history checks as everyone else

  • Sign the addendum: once approved, everyone on the lease, current and new, signs an addendum that officially adds the roommate with full rights and responsibility

One important detail: every person on the lease is "jointly and severally liable," which means the full rent and lease obligations rest on each leaseholder individually, not just the group as a whole.

MOVING IN

You've found your home and signed your lease, and the only thing left now is making it official. We've split the process into two easy stages: a short list to take care of ahead of time, and the day itself.

Getting Ready Beforehand

At least 48 hours before your scheduled move-in appointment, we ask that you sign your lease documents electronically, set up your electricity account and send us the account number, provide proof of renter's insurance with at least $300,000 in liability coverage, and settle your move-in balance through the online Resident Portal.

The Day You Move In

Just meet our team at the leasing office for your appointment. We'll walk through a few quick details, answer any last questions, and once everything checks out, we'll hand over your new keys. From there, this place is officially yours.

Yes, we want your belongings protected, too. Every resident carries an active renter's insurance policy with at least $300,000 in personal liability coverage. Here's what we'll need from you to make it official:

  • Choose a policy from any licensed insurance provider

  • List Frontera Shores as an "Interested Party" on the policy

  • Upload the "Declarations Page" to your online resident portal before you move in

RENT & PAYMENTS

We're glad to make paying rent at Frontera Shores easy, so here's everything you need to know about timing and how to pay.

Rent Due Dates and Late Fees

Rent is due on the 1st of each month, and you have until the end of the day on the 3rd before anything additional applies. Starting on the 4th, a late fee is added to any outstanding balance according to your lease terms. If you'd rather not think about it each month, auto-pay takes care of the timing for you.

How You Can Pay

  • Our online resident portal covers most needs: schedule auto-pay so rent goes out on its own, use eCheck (ACH) at no added cost straight from your bank account, or pay by card for a standard processing fee

  • For cash payments, our team can provide a Walk-In Payment System (WIPS) card, accepted at retailers like Walmart, CVS, or Walgreens.

  • You're also welcome to pay by check or money order, made payable to Frontera Shores and left in the payment box at our leasing office.

We appreciate your understanding, but our leasing office isn't able to take cash payments in person. This keeps things secure for everyone in the community. 

We understand that timing doesn't always go as planned, so here's what to expect if a payment runs behind at Frontera Shores.

  • Grace Period: Rent is due on the 1st, with a short window through the end of the day on the 3rd before a late fee kicks in.

  • Late Fees: A fee is applied starting on the 4th, and additional daily charges can build on top of it until the balance is cleared. Your lease has the specific amounts.

  • Legal Action: If a balance goes unresolved, it can lead to a Notice to Vacate, which state law requires before an eviction can move forward.

If a payment issue comes up, get in touch with our office before the grace period ends so we can work through it together.

LIVING IN YOUR HOME

Our leasing team keeps a fee schedule ready to walk you through. We also keep a running list of preferred utility providers, so setting up your services is one less thing to figure out on your own.

Keeping your home in great shape matters to our team, and we've set up two ways to reach us depending on what you need.

For Everyday Repairs

For non-urgent needs, like a light that's burnt out, our work order portal makes it simple to submit a request anytime, with photos and updates you can check right from your phone. Visits are scheduled by urgency during business hours, and a team member always knocks first to let you know they've arrived.

For Emergencies

For anything urgent, call our office directly at (940) 573-6952 and press 2 for maintenance once the recording picks up. Emergencies should always go through a phone call rather than the portal, so we can respond as quickly as possible.

An emergency covers anything that puts your safety, health, or home at immediate risk, including:

  • No air conditioning when it's above 80°F outside

  • No heat when it's below 50°F outside

  • A major water leak or flooding

  • A total loss of power unrelated to a known outage in the area

  • The smell of gas (evacuate immediately and call 911 and your gas provider)

  • A broken lock or window compromising your home's security

  • Structural or major damage to your home
